I herewith enclose a plan showing G.L.3.

This lot is of very irregular shape, being divided into two separate parts by the right-of-way leading to I.L.1206. It would be impossible to dispose of the smaller portion (5,610 square feet) as a separate building lot. From its position, shape and size, a house in accordance with the requirements of the Public Health and Buildings Ordinance and suitable for the locality could not be built on it.

With regard to the larger portion, it is traversed by a considerable nullah, which has been arched

over,

vide dotted red lines on plan. It is usual to exclude nullahs from lots, but, in this case, as the area was to ba used as a garden, the lessee was permitted to arch over the nullah and so obtain the use of the area above it. It would not however be expedient to dispose of the area as part of a Building Lot.

Then the area over the nullah has been eliminated, the lot available for sale becomes so small (about 7,435 sqr. ft) and is so irregular in shape that, in this case also, a house in accordance with the P H. & B. 0. end suitable for the locality could not be built on it. The lot referred to is indicated by blue pencil hatching round the boundaries.

I consider that the best course is to

renew the lease of G.L. 3 as a Garden Lot, subject to such terms 48 to Crow Rent and premium as may be considered advisable. The existing lease may require amendment, prior to renewal.
